In this, the question of the interest is a significant determination, because it describes the other necessary rights for the interest to be of value. For example, if a person owns land completely, without any other competing claimants, such an owner can exclude all other people from that land.
Real property is described most frequently as a bundle of rights. A right can be plucked out and sold to another party. Does the property have a vein of gold? Sell the mining rights for gold only. It would mean the individual or business which purchased the right to mine for gold can bring any equipment necessary onto the property to conduct the process of mining for gold. The gold miner can also take what ever steps are necessary to modify the land to extract the gold as well.
The concept of a bundle of rights extends even to the sale of land. Instead of selling a plot of land completely, a seller could provide only the right to occupy the property. The typical formation of this is the concept of rental units and the landlord-tenant relationship. Similarly, there can be gifts of lands, conditioned on specific acts done or not done.
There are of course limitations on the transference of real property, even if it is just the limited sale of rights. These limitations tend to be in various statutes, recording rules, and the rule against perpetuity. Briefly, statutes can describe how and on what form a sale is to take place. Statutes, including zoning laws, can also prohibit different uses of land, which could limit what rights can be sold. Depending on the recording rules, a sale is not complete until it is recorded. Recording rules are statutes which differ from state to state. The rule against perpetuity is a question for another time, for now know that it limits the duration in which a transfer can exist.
In short, real property has a lot of significant issues which are important to many different types of land owners.
